Renting in Seminyak and Sanur: The Two Ends of South Bali

Short answer: Seminyak is the most expensive area per square metre in Bali after the Bukit cliff properties — a one-bed villa is 14–24 million IDR a month. Sanur is the cheapest good base in south Bali at 7–12 million for the equivalent. Same island, roughly 40% apart.

And the fact that closes most of that gap: Kerobokan, immediately inland from Seminyak, runs 20–30% below central Seminyak for the same access. It is where most people who say they live in Seminyak actually live.

In all three, fifty metres off the main road is another 20–30% and considerably quieter.

Seminyak — what you are paying for

The premium is not arbitrary. Seminyak buys you:

  • The best food in Bali, at every level above warung
  • International-standard spas and the widest treatment range
  • Real shopping — boutiques on Kayu Aya and Petitenget, malls toward Kuta
  • The best cocktails and a proper club scene, including a rare 9–11pm weeknight window
  • 25–40 minutes from the airport
  • A wider, better beach than Canggu's, with lifeguard posts in places

What it does not buy you: a nomad community, coworking, or a café culture that wants laptops. See working from Seminyak.

Neighbourhoods: central Seminyak around Kayu Aya and Petitenget is the most expensive and the noisiest. Double Six and the Legian border is cheaper and closer to Kuta's character. Further north toward Batu Belig is quieter and better value.

Kerobokan — the trick

Immediately inland from Seminyak, five to ten minutes from everything, and 20–30% cheaper for the same square metres.

What you give up: walking distance to the beach and the main restaurant strips, and a slightly less polished street environment.

What you gain: quieter nights, easier parking, more space for the money, and a neighbourhood where people actually live rather than visit.

If you want Seminyak's food and spas at closer to Canggu's rent, this is the answer, and it is the single most useful thing on this page for anyone considering the area.

Sanur — the cheapest good base in south Bali

Roughly 40% below Canggu and Seminyak for equivalent space, and it is not a quality discount — it is a demand discount. Sanur attracts families, older residents and long-stayers rather than the nomad and nightlife markets, so the same villa costs less.

What you get for the lower rent:

  • The only genuinely calm swimmable water in south Bali, behind an offshore reef
  • A seven-kilometre car-free beachfront boardwalk — the best running and cycling in Bali
  • Light traffic, which after Canggu feels like a different country
  • 20–35 minutes from the airport
  • The Nusa islands ferry port
  • The wet-season advantage — westerlies that blow out the west coast are offshore here

What you give up: community, nightlife, and sunset over water. Sanur faces east; the event here is sunrise.

Housing stock note: Sanur's properties are older and more hotel-heavy than Canggu's. Fewer new design villas, but the older stock negotiates harder on long stays — 20–30% off a monthly rate for a three-month commitment is normal here if you ask.

Electricity is the trap in both areas. Aircon running overnight in a poorly insulated villa adds 1–2.5 million IDR a month, which can make a 12M villa cost more than a 14M one. Ask to see a recent bill — a landlord who will not show you one is telling you something.

Where the listings are

Same as everywhere in Bali: the monthly market barely exists on booking platforms.

  1. Area Facebook and WhatsApp groups.
  2. Riding or walking the lanes looking for signs — particularly effective in Kerobokan and Sanur's back streets.
  3. Asking at warungs and at the villa next door.
  4. Local agents for two-bed and above, and for year leases. Seminyak has the most established agent market in Bali.
  5. Booking platforms for 5–7 nights only, while you look.

Monthly beats nightly by 40–60%. Long-term is another 20–30% below monthly.

Before you pay

  1. Get it in writing — dates, price, inclusions, deposit amount and return terms.
  2. Photograph everything on move-in. Deposit disputes are the most common rental problem in Bali.
  3. Test the wifi in the room you would work in, at 8pm. Upload and latency, not just download.
  4. Ask to see an electricity bill.
  5. Ask about noise — in Seminyak specifically, how close is the nearest club. Bass carries.
  6. Check the parking situation. Seminyak is one of the few places in Bali where parking is a genuine daily problem.
  7. In Sanur, check the tide impact if you are choosing a place for the beach — low tide recedes a long way.
  8. Never leave your passport as security.

Good for / skip if

Seminyak if food, spas and shopping are why you are here, you work from your villa, and you have the budget. Kerobokan if you want all of that at 20–30% less.

Sanur if rent matters, you want to swim, you are travelling with family, you are here November–March, or you want a quiet flat place with a bicycle rhythm.

Neither if you want a nomad community — that is Canggu.

The honest negatives

Seminyak: the most expensive per square metre outside the Bukit cliffs, constant traffic and genuine parking problems, club bass around Petitenget and Double Six, no community, and no rice fields left — it feels like a city.

Sanur: genuinely thin social scene for solo nomads, everything closes by 10pm, low tide ruins a badly timed beach afternoon, east-facing so no sunset, and the café and restaurant scene moves years slower than Canggu's.

Where the money leaks

Rent is the biggest line in a Bali month and the leak is structural: the advertised price is the tourist rate. Monthly is 40–60% below nightly, long-term another 20–30% below monthly, and neither appears on a booking platform. In Seminyak specifically, moving one street inland to Kerobokan is worth more than any negotiation.

Everything else follows the same mechanic — and in Seminyak the absolute savings are the largest in Bali because base prices are highest: spa slots in the empty 1–4pm window at 30–50% off a 400,000 IDR treatment, hotel pool day passes at half a beach club minimum spend, and a 9–11pm weeknight drinks window that appears nowhere online.
